We build a maintenance program tailored to your specific equipment and company needs. This information is incorporated into our unique 5 point program and assembled into customized binders. Copies will be distributed to you, our technician and a copy will remain in our service department managed by Bret Breedlove. All copies of will be maintained and updated as needed.

How we do it:

Consistency - Work performed according to comprehensive equipment specific scope of work check list with copies provided to staff upon check out or scanned by our service department and emailed back you within 24 hrs.

Clear communication - Our technicians always check in and check out with pre-approved company staff. Sales manager will conduct regular evaluation and provide feedback and adjustments as needed.

Documented service - Each plan will include all procedures for parking, equipment access & location, technical information & history of service, staff contact information and staff responsibilities at each site.

Exceptional quality – Detailed scopes of work are based on manufacturer’s guidelines, your individual needs and our deep knowledge of HVAC equipment.

Low maintenance – We provide complete project management from start to finish including training, scheduling, logistics, execution of service, follow up, spare parts inventory and all record keeping.

ISSAC - Robotic System
Bay City Mechanical, Inc. is the first in Northern California to own and operate the Issac; an inspection, sealing, and advanced cleaning robotic solution that enables efficient remediation of existing HVAC Systems. Our first project when using the ISSAC robot is the San Francisco War Memorial Veteran’s Building which is currently being renovated. The ISSAC robot effectively removes debris in a single pass and provides video footage of interior duct conditions. It not only lowers labor costs significantly but improves indoor air quality without significant interruption to building occupants.
Poor air quality may result in health problems; the breakdown of fiberglass insulation that is not properly encapsulated results in fiber buildup inside of ductwork. A number of things inside your ductwork may affect the indoor air quality of your facility. Mold and bacteria can feed on particulate matter that accumulates in corners and on fire and smoke dampers. Dirt and debris will continue to accumulate if the optimal airflow through ductwork is not achieved. Any of these issues will result in an inefficient HVAC system creating unnecessary additional monthly operational costs.
The energy efficiency of an HVAC system is contingent upon it remaining free of leaks and debris. According to the Department of Energy the typical duct system loses 25 to 40 percent of its energy output due to improper sealing. The EPA estimates indoor air can be 2 to 5 times more polluted than outdoor air, and this is often due to the build-up of dirt, dust, and debris in the duct system. The ISAAC robotic helps to mitigate energy loss by fully cleaning and properly sealing your ductwork, resulting in increased airflow and reduced operation costs. It can also dramatically improve your building’s indoor air quality. Moreover, the sealants and encapsulates developed by Carlisle HVAC products are anti-microbial, meaning they do not provide a food source for bacteria.
